I have no proper source for this, but I was told that it was because the Roes' house was at the end of St George's Tce, and Victoria Ave marked the eastern end of Perth. Then, when the settlement's extension eastwards was being planned, Roe, as Surveyor-General, decided that the new Adelaide Terrace would run beside his family home instead of through it.
