Neighborly is an American franchisor of residential and commercial home service businesses, headquartered in Irving, Texas. Neighborly licenses a portfolio of service brands covering plumbing, HVAC, electrical work, cleaning, restoration, glass repair, appliance repair, and property management.[1][2] As of 2026 the company reported approximately 28 brands and about 5,500 franchise locations operating in nine countries.[2][3]
The company was founded in 1981 by Don Dwyer Sr. and operated as The Dwyer Group before adopting the Neighborly name in 2018.[4][5] It has passed through several private equity owners and was acquired by KKR in July 2021.[1][6]
History
[edit]Founding and early growth
[edit]Don Dwyer Sr. founded the business in Waco, Texas, in 1981 as Rainbow International, a carpet cleaning franchise.[5] During the 1980s Dwyer acquired the plumbing franchise Mr. Rooter and organized the growing portfolio as The Dwyer Group, later adding Molly Maid, Mr. Handyman, Mr. Electric, Mr. Appliance, Glass Doctor, and Aire Serv.[5][4]
Private equity ownership
[edit]The Riverside Company took The Dwyer Group private in 2003 and acquired the company a second time in 2014.[7] In 2015 the company acquired Service Brands International, adding Molly Maid and Mr. Handyman to the portfolio.[5]
In June 2018, Harvest Partners, a New York private equity firm, acquired The Dwyer Group from Riverside in what was then the largest private equity transaction in the company's history. At the time the company reported 20 service brands and more than 3,200 franchisees operating in the United States and eight other countries.[7][4][8] The company adopted Neighborly as its corporate name the same year.[4][5]
On July 8, 2021, KKR agreed to acquire Neighborly from Harvest Partners, investing through its North American private equity fund. Terms were not disclosed. Neighborly reported approximately $3 billion in system-wide sales at the time, roughly double its level when Harvest acquired the company in 2018, along with 28 brands, more than 4,800 franchises, and about 10 million customers.[1][6][9]
Neighborly reached 5,000 franchise locations in early 2022.[10]
Leadership
[edit]Mike Bidwell joined the company in the 1980s, became chief operating officer in 2000, was named president in 2007, and became president and chief executive officer in January 2014. He led the company through its rebranding to Neighborly and the 2021 KKR acquisition.[11][12] Bidwell died unexpectedly in September 2023 at the age of 65.[11][12][13]
On June 24, 2024, Neighborly named Mike Davis chief executive officer, effective July 8, 2024. Davis had previously been chief executive of Mathnasium Learning Centers and spent 13 years at Universal Music Group, where he was executive vice president and general manager.[14][15]
Brands
[edit]Neighborly operates as a franchisor rather than a direct service provider, licensing its brands to independently owned franchises. As of 2026 the company reported approximately 28 brands globally, 19 of them in North America.[2]
| Brand | Service category |
|---|---|
| Mr. Rooter | Plumbing and drain cleaning[1] |
| Molly Maid | Residential cleaning[1] |

| Mr. Electric | Electrical services[1] |
| Aire Serv | Heating and air conditioning[2] |
| Glass Doctor | Glass repair and replacement[2] |

Operations
[edit]Franchisees operate individual territories under a Neighborly brand and pay initial franchise fees and ongoing royalties. Reported initial investment ranges vary by brand.[2] Neighborly provides shared services to its franchise network, including training, marketing, and technology systems, and operates a consumer application through which homeowners can book services across its brands.[2][3]
Neighborly has appeared on Entrepreneur magazine's annual Franchise 500 ranking.[2]
