Indurent is a UK-based industrial and logistics real estate company, backed by investment funds managed by Blackstone.[1] Headquartered in the United Kingdom, with offices in London, Stockport and Birmingham, Indurent is one of the country's largest owners, operators and developers of industrial and logistics properties[2] with a portfolio reported to comprise of c.40 million square feet[3] of industrial and logistics space across more than 230 sites in the UK.[4]

History

Indurent was created in 2024 following Blackstone's consolidation of St. Modwen Logistics and Industrials REIT[5] into a single platform. The company is led by Julian Carey, previously the CEO of Industrials REIT.[5]

In 2025, Blackstone acquired Warehouse REIT, with the business and its portfolio subsequently integrated into Indurent.[6]

Operations

The company's portfolio includes urban and regional locations across the UK, serving a customer base of over 3,500 businesses[3] including Rolls-Royce,[7] Amazon,[4] Ocado Group,[4] Royal Mail[4] and Screwfix.[4]

Its business model combines large-scale property development and acquisition, covering light industrial units, urban-logistics facilities, mid-box and big-box warehouses,[8] with a vertically integrated operating platform.[5] The company uses technology throughout its operations to offer flexible leasing arrangements to a wide range of customers, from small local traders and SMEs to large multinational corporations.[5]

Sustainability

Indurent developments are delivered to an internal set of sustainable construction specifications known as the “Indurent Code” which includes targeting at least Energy Performance Certificate (EPC) A+ rating and Building Research Establishment Environmental Assessment Method (BREEAM) ‘Excellent’ credentials, as well as offering operational net zero office space.[9]

Projects

  • Indurent 420, Omega West, Warrington: A 421,250 sq ft high-spec industrial and logistics facility completed in Q2 2025, at a strategic distribution hub in Warrington. This facility was leased to Regency Glass, a UK glass manufacturer, in October 2025.[10]
  • Indurent Park Derby, Derbyshire: A 2.178m sq ft industrial, manufacturing, R&D and logistics park in Derby. The park has tenants including Rolls‑Royce, Vaillant Group, Getinge, and Kia.[11] The scheme was awarded “Commercial Development of the Year (East Mids)” at the 2025 CoStar Group Impact Awards.[12]
  • Indurent Park Chippenham, Wiltshire: A 78.2 acre development located at junction 17 of the M4 with proximity to major urban centres and transportation networks. Phase two of Indurent Park Chippenham, the business’ largest speculative development, includes four units designed to meet BREEAM “Excellent” standards and achieve EPC A+ ratings.[13]

Culture and team

Indurent employs over 250 people across the United Kingdom. It was included in The Sunday Times Best Places to work in 2024,[14] 2025,[14] 2026.[15]

In 2025, the company became an official impact partner of LandAid, a UK charity focused on tackling youth homelessness[16] and during the year, raised over £300,000 for the charity through various events.[17]
