Eco Tower One (Mongolian: Эко Тауэр Ван), formerly known as the Hero Palace Tower, is a mixed-use skyscraper under construction on Seoul Street in Ulaanbaatar, Mongolia. Designed by the architectural firm Aedas, the building stands at a height of 243 m (797 ft) and contains 55 floors. The project successfully reached its structural topping out milestone in September 2026, making it the tallest building in Mongolia and the first building in the country to surpass 200 m (656 ft).[1]

The skyscraper functions as a vertical city by integrating multiple commercial and residential spaces within a single structure. Its layout accommodates luxury residences, serviced apartments, a five-star hotel, Grade A office spaces, and premium retail facilities. Notably, floors 25 through 39 are designated for Conrad Ulaanbaatar, marking the introduction of the Conrad Hotels and Resorts brand to Mongolia, while the uppermost levels feature private luxury apartments.[2]

History

Construction on the project originally began in 2024 under the name Hero Palace Tower.[3] During this initial phase, developers planned a skyscraper reaching a height of 201 m (659 ft) with a total of 50 floors.[4] The early architectural blueprints aimed to establish a modern high-rise presence along Seoul Street, setting a new benchmark for large-scale development in central Ulaanbaatar.

On March 13, 2026, the project underwent a major transformation following an official agreement to bring the Conrad Ulaanbaatar hotel brand to the development.[5] Driven by this new partnership, developers renamed the property Eco Tower One and launched a comprehensive redesign. This revision increased the planned building height to 243 m (797 ft) and expanded the structure to 55 floors to accommodate additional luxury facilities and guest spaces.

Construction work advanced quickly following the redesign, leading to the official structural topping out of the tower in September 2026. This milestone established the skyscraper as the tallest building in Mongolia, surpassing the Encanto Trade Center, which stands at 150 m (492 ft). Final interior construction and the full public opening for the multi-use complex remain on schedule for completion by 2028.

Design

Designed by the international architectural firm Aedas, Eco Tower One will feature a contemporary high-rise design inspired by the surrounding mountainous landscape and natural topography of the Mongolian capital. The building's exterior will utilize a windmill-like floor plan and sculpted vertical grooves intended to echo regional plateaus while improving aerodynamic performance against local weather conditions. Its flowing facade curves will also serve as a modern architectural interpretation of traditional Mongolian dance movements.[6]

Rising to a total architectural height of 243 m (797 ft) across 55 floors, the skyscraper will function as a vertical city by housing a diverse mix of programmatic uses within a single structure. The interior layout will accommodate premium retail facilities, Grade A office spaces, serviced apartments, and a luxury hotel component.

The hospitality space will be anchored by the Conrad Ulaanbaatar hotel, which will occupy floors 25 through 39 and feature 227 guest rooms, multiple dining venues, meeting spaces, and a sky lobby located on the 37th floor. The uppermost levels above the hotel zone will be designated for private luxury residences, providing panoramic views across the city and nearby mountains.[7]
