Urbanrise is an Indian residential real estate developer and part of the Alliance Group. It develops apartment and villa projects in Chennai, Bengaluru and Hyderabad.[1][2] In the 2025 GROHE-Hurun India Real Estate 150 ranking, Urbanrise was valued at ₹10,200 crore and was listed among the fastest-growing companies.[3]

History

Alliance Group, the parent of Urbanrise, is a real estate developer led by chairman and managing director Manoj Namburu.[4] In the 2021–22 financial year, Alliance Group and Urbanrise reported combined sales of 3,686 homes worth ₹2,290 crore. Namburu was named as chairman and managing director and Suneel Bommireddy as vice chairman.[5] For 2022–23 the companies reported sales of 4,199 homes worth ₹2,568 crore, totalling 4.23 million square feet. In April 2023 they announced plans to invest ₹21,600 crore over five years to develop 36 million square feet of housing: 10 million in Bengaluru, 16 million in Chennai and 10 million in Hyderabad. Namburu said the investment would be funded by existing partners and internal accruals.[6]

In January 2023, Urbanrise appointed actress Trisha Krishnan as its brand ambassador.[7][8] In February 2026, the company launched Whispers of Sky, a residential project in Sholinganallur, Chennai, with interiors designed by Gauri Khan.[9]

In November 2023, Urbanrise and Trident Power launched Urbanrisers Hyderabad, a franchise in the Legends League Cricket tournament captained by Suresh Raina; Namburu was named as a co-owner of the team.[10][11] The team was later acquired by Toyam Sports.[12]

Financing

In January 2015 Alliance Group raised ₹200 crore through non-convertible debentures from Indostar Capital Finance and Reliance Capital, which it said would fund projects on Pallavaram–Radial Road in Chennai and Hennur–Banaswadi Road in Bengaluru.[4][13] In September 2016, Kotak Realty Fund invested ₹155 crore of structured debt, with a four-year tenure, in an Alliance Group residential project.[14]

In October 2022, Motilal Oswal Alternates, the private equity arm of Motilal Oswal Financial Services, invested ₹260 crore in three Urbanrise–Alliance projects: a villa project on Kanakapura Road and an apartment project in Whitefield, both in Bengaluru, and an apartment project in Nizampet, Hyderabad.[1][15]

Land acquisitions

According to The Economic Times, Urbanrise acquired more than 290 acres of land across southern India in the year to April 2023.[6] In February 2023, Urbanrise acquired a 96.5-acre land parcel at Tambaram, Chennai, from Vees Properties for a township project with a development potential of 13 million square feet. The company did not disclose the price; industry experts cited by The Economic Times valued the land at ₹2–3 crore per acre. Urbanrise said it planned to invest about ₹3,600 crore in the project.[2][16] An initial company statement had named Reliance Capital as the seller; that statement was later withdrawn.[16]

In March 2023, Urbanrise acquired a 9.24-acre parcel from Mahindra Lifespaces at Mahindra World City near Chennai for a residential project of about two million square feet. According to a company statement, it planned to invest ₹700 crore in that project.[17][18]

In the 2025 GROHE-Hurun India Real Estate 150, a ranking of India's most valuable real estate companies, Urbanrise was valued at ₹10,200 crore and was named, with Raymond Realty, among the fastest-growing companies on the list.[3]

Dundigal height dispute

Urbanrise's project The Happening Heights at Dundigal, Hyderabad, became the subject of litigation over building height near the Dundigal Air Force Station. The Union of India filed a writ petition in the Telangana High Court against the metropolitan development authority and others, alleging that construction had been permitted above the prohibited height. According to the Union, about 12 floors of a planned 20-storey building were built before an interim court order stopped further construction. In March 2024 the court directed Urbanrise Builders LLP to file an application within a week and await a decision on it.[19]

In June 2026, the Telangana Real Estate Regulatory Authority ordered Urbanrise Builders LLP to refund ₹37.84 lakh, with 10.70% annual interest, to buyers of a flat in the project. The developer had argued that the delay was force majeure caused by the Air Force litigation. The authority rejected this, noting that the need for a separate defence no-objection certificate was stated in the Airports Authority of India clearance the developer had obtained. It also recorded that structures exceeding the permitted height were being demolished.[20]
