The number one type of investment property today is a Totally Detached Brick Commercial Property with Parking. Collecting top dollar rents and having a unique piece of property does not come on the market too often. So given all the facts of all the above, it is the smart investor to pay a multiple of 15x’s. the yearly income. The other types of properties available are the mixed use, or Rent stabilized buildings. The later, you should stay away from.
