This article appears to violate the Wikipedia:Neutral point of view policy for Wikipedia. Specifically, opinions are presented as fact, judgmental language is used, and there is no mention of opposing viewpoints regarding the subject's development projects. Phrases that stand out include,

Liberty National Golf Club (Jersey City, New Jersey) is Fireman's most impressive foray in to the world of golf. In 1995 Fireman purchased a mile of neglected and decaying New Jersey shoreline along the Hudson River that was an eyesore.

This appears to be a longstanding problem with this article (see e.g. this edit by a user who has since been indefinitely blocked from this article for "Apparent COI editing; see also ticket:2022071010002621").

Taking the more recent revision history into account as well, we need to be aware of the possibility that Paul Fireman is paying "black hat" PR operatives to abuse this encyclopedia article for promotional purposes in violation of various Wikipedia policies and the Wikimedia Foundation's Terms of Use (cf. Irrelevance and Neutrality Issues

I’ve been reviewing this page and wanted to suggest a couple of changes based on relevance and neutrality.

First, I don’t think the reference to George Floyd really belongs in the golf course development. To me the source reads in a broad, national context and doesn’t actually show a direct connection between George Floyd and the golf course development.

Second, regarding the PPP mention, I’m not suggesting removing it, but I do think the wording could be softened. “Came under fire” feels subjective and isn’t clearly backed up by the cited articles. Changing to be more neutral would better align with Wiki standards.

Context Correction
