[edit]I removed the following section due to its contentious nature:
"this is mainly by estate agents to make more house desirable and also to bump up the price."
I would assert that the main causes of the spread are due to the expansion of the University and the increased number of students and therefore need for student accommodation, for which the Golden Triangle has become famous.
The whole of the History section needs checking and fleshing out, however.

I altered the definition from between Earlham Road and Unthank Road to between Earlham Road and Newmarket Road. Roads such as Cambridge Street, Leicester Street, Newmarket Street etc. have always been considered part of the golden triangle, certainly since the mid-eighties. I would contend that the boundary of the university should actually be Coleman Road / Mile End Road (the outer ring road).
