R.Evolution (also styled R.evolution; operating in Latvia as R.Evolution City) is a real estate development company based in Riga, Latvia. It has developed residential buildings in Riga and Jūrmala, and is developing office projects in Barcelona and residential projects in Dubai.[1][2][3] Its Riga building HOFT won first place in the new residential building category of the 2020 Latvian Construction Award.[4]
History
[edit]R.Evolution was founded by Aleksejs Zagrebeļnijs, who is known in English-language media as Alex Zagrebelny and serves as its chairman and CEO.[5][3] Several of the company's Latvian projects received national architecture and construction awards between 2005 and 2013.[1] As of 2022, it had offices in Riga, Barcelona, Dubai and Berlin.[6] In February 2022, the business newspaper Dienas Bizness ranked R.Evolution second among Latvian housing developers by 2021 sales revenue.[7]
In 2017 the company began selling apartments in Filozofu rezidence, a two-tower residential complex in the Pārdaugava area of Riga.[8] Construction of HOFT (House of the Flying Trees) in central Riga began in December 2018, and the building was commissioned in December 2020.[9][10]
In July 2023 the company announced Eywa, its first residential project in the United Arab Emirates.[11][5] In 2026 it extended the Eywa brand to its projects in Barcelona.[3]
Projects

[edit]Legend is a residential quarter on Bulduru prospekts in Jūrmala, consisting of three apartment buildings (Villa Churchill, Villa Hepburn and Villa Dietrich) and a private villa, with 63 apartments in total. It was completed in stages and fully commissioned in January 2015.[2]
Filozofu rezidence consists of two towers, of 22 and 23 storeys, containing 120 apartments on Raņķa dambis in Pārdaugava, with a total investment of €20 million.[1][8] The complex was designed by Arhis arhitekti under architect Andris Kronbergs and built by Velve.[1] Its two buildings are named after the philosophers Johann Georg Hamann and Johann Gottfried Herder.[1][8]
HOFT (House of the Flying Trees) is at Strēlnieku iela 5 in central Riga. It combines a protected historic building, extended by two floors, with a new seven-storey courtyard building, and contains 42 apartments. The total investment was €16 million.[9][10] The building was designed by Zane Tetere-Šulce of OPEN AD and Dita Lapiņa of KROKS.[9] Its terraces and facades hold 39 bonsai trees, maintained by an automated watering and feeding system.[12]
Other Latvian projects include CityZen, Šokolāde, Saules republika, Backstage and The Home.[1]
Spain
[edit]In Barcelona the company is developing two office projects, Eywa 22 Palms and Eywa Bac de Roda.[3] In December 2022 it received approval to build Bac de Roda, a 16,000 square metres (172,000 sq ft) office building with a construction budget of €25 million; it was the company's second investment in the city, after a project on Carrer de Perú.[6] Bac de Roda, in the 22@ district, was designed by BCA Blanch + Conca Arquitectura. It is planned for up to 2,000 workstations and has a 40-metre artificial waterfall on its south facade fed by collected rainwater.[13]
United Arab Emirates
[edit]Eywa Tree of Life is a residential building on the Dubai Water Canal in Business Bay, with 50 residences including two penthouses.[5][14] It is marketed as the first "living building" to hold LEED Platinum, WELL Platinum and WiredScore Platinum certification.[14] The building reached structural completion in January 2026.[15] A second Dubai project, Eywa Way of Water, was announced in January 2026. Also on the Dubai Water Canal, it has 65 residences and was designed by Zane Tetere of OAD.[16][15]
