Loaning.ai is an American residential mortgage lending service operated by Habitfactory USA, Inc. It uses artificial intelligence (AI)-based data automation technology to process loan underwriting.[1][2]
Overview
[edit]Habitfactory USA, Inc. launched Loaning.ai on March 1, 2022.[3]
As of December 2025, its annual loan origination volume was ₩116.5 billion (approximately US$80.2 million, at an exchange rate of ₩1,452 per US dollar).[4][5]

[edit]Real-time rate lookup
[edit]Loaning.ai provides real-time mortgage rate lookups using a proprietary engine. Traditionally, borrowers had to provide a loan officer with income and property documents and a credit score, and then wait two to three days for a rate quote; Loaning.ai automated this process.[6][7][8]
Direct mortgage lending
[edit]Loaning.ai initially operated as a mortgage broker. In June 2023, it obtained a California Financing Law License from the California Department of Financial Protection and Innovation (DFPI) and transitioned to direct lending.[9][10] The license list published by the company in February 2026 also includes lending-related licenses in Texas, Georgia, Nevada, Washington, and Virginia.[10]

[edit]- March 2022: Launched the Loaning.ai mortgage service. Terry Kim was appointed as its first CEO.[3]
- April 2022: Obtained a Real Estate Officer license from the California Department of Real Estate (DRE).[10]
- May 2022: Obtained a Mortgage Loan Originator (MLO) license from the California DRE.[10]
- August 2022: Reached ₩28 billion in cumulative brokered loan volume.[6]
- January 2023: One year after its founding, annual loan volume reached ₩37.1 billion, with projected customer interest savings of ₩8.9 billion.[11]
- March 2023: Obtained a Real Estate Corporation license from the Georgia Real Estate Commission (REC).[10]
- June 2023: Obtained a California Financing Law License from the California Department of Financial Protection and Innovation (DFPI).[10]
- September 2023: Obtained a Mortgage Company license from the Texas Department of Savings and Mortgage Lending (SML).[12]
- December 2023: Obtained a Mortgage Lender license from the Georgia Department of Banking and Finance (DBF).[10]
- January 2025: Obtained a Mortgage Company license from the Nevada Division of Mortgage Lending (NDML).[13]
- March 2025: Obtained a Branch Office MLO license from the California DRE.[10]
- October 2025: Obtained a Consumer Loan Company license from the Washington State Department of Financial Institutions (DFI).[14]
- February 2026: Obtained a Lender license from the Virginia State Corporation Commission (SCC).[10]
